Tools needed
- 1/2" square notched trowel
- Wet tile saw (rental)
- Tile leveling system (clips + wedges)

Materials needed
- 12"x24" porcelain tile (120 sq ft + 15%) (138 sf)
- Large-format / medium-bed thinset (50 lb) (3 bag)
- Tile leveling clips (250 ct) (1 kit)
- Tile leveling wedges (100 ct) (1 pk)
- Uncoupling membrane (Ditra or equivalent, 175 sf) (1 roll)
- Unsanded grout (25 lb) (1 bag)
- Grout sealer (1 qt)
- Foam backer rod + silicone caulk (1 set)
Execution steps
Install uncoupling membrane
Trowel modified thinset to the subfloor, press the membrane in fabric-side down, roll flat. Lets the floor move independently of the slab — critical for large format.

Dry-lay and stagger correctly
Large-format tiles should NEVER be offset more than 33 percent (not 50). The high spot in the middle of one tile lifts the corner of a 50% stagger tile. Use 25-33% offset or stack-bond.

Back-butter every tile
For 12x24 and bigger, you MUST back-butter the tile in addition to trowelling the floor. Use the 1/2" notched trowel, all notches in the SAME direction.

Set with leveling clips
Place clips along each edge, set tile, press in with pull strap setter or wiggle to collapse ridges, insert wedge under clip, tighten. Clips prevent lippage which is catastrophic on big tile.

Cut around edges
Wet saw all cuts — large format tiles snap unevenly on manual cutters. Maintain 1/4" expansion at walls.

Cure, break clips, grout
Cure 24 hours. Snap off leveling clip tops with a swift kick parallel to the joint. Mix unsanded grout (sanded scratches polished porcelain). Float, wipe, haze-wipe next day.

Caulk expansion joints
Stuff backer rod, then silicone caulk along ALL perimeters and tub/cabinet joints. Apply grout sealer 72 hours after grouting.

Safety first
- Large tiles are heavy and slippery when wet — set with two people for anything over 18".
- Never use sanded grout on polished porcelain — the sand scratches the surface.
- Always uncouple from concrete slabs — without a membrane, hairline slab cracks WILL telegraph through and crack tiles.
When to hire a pro
Anything over 24" tile (slabs), wall installs, or curbless shower thresholds — these are masters-only.
